We modelled the entire building following the completion of all fit-out works and worked with the client team to ascertain the building performance rating. Technologies used in the building were plugged into our thermal model produced using IES VE.

Grosvenor have announced that the Billiards Building is the first listed office building in Birmingham to achieve net zero status and an EPC ‘A’ rating following an extensive refurbishment project.

The 7,400m2 Grade A office, previously known as 134 Edmund Street, was acquired by Grosvenor in 2021 and has been upgraded as part of a £35m capital investment programme to transform the organisation’s 46,000m2 regional office portfolio.

Located in the heart of Birmingham’s CBD, the Billiards Building is now fully electric powered, following the replacement of the buildings’ gas system.
This intervention, alongside a brand-new M&E system and wider energy efficiency programmes has significantly improved its operational energy usage, taking its EPC rating from E to an A rating.
