A classic finish with a modern twist was sought by the client and architect team with the MEP services required to blend seamlessly with this. DCC carried out incoming cable calculations, assisted in a mains upgrade with UKPN and designed all services across the 6 floors with a net area of 6100.
Serving as the Head Office for a large main contractor, 3-4 New Street underwent major refurbishment works during 2022, completing in early 2023.

A classic finish with a modern twist was sought by the client and architect team with the MEP services required to blend seamlessly with this. DCC carried out incoming cable calculations, assisted in a mains upgrade with UKPN and designed all services across the 6 floors with a net area of 570m².

Decarbonisation was a target for the development and the existing gas boiler was stripped out to be replaced with an electric boiler to serve traditional cast iron radiators and the DHW serving showers at basement level adjacent to a gym.

A summer/ winter changeover panel was designed by DCC to remove the need for an expensive BMS panel, and a controls strategy was derived to prevent the heating and cooling systems from clashing.

Full thermal modelling meant that upon project completion, the EPC rating of the building could be improved, and sustainability targets set out by our client at the beginning of the project, were achieved.

On the electrical side, underfloor heat mats to the shower areas on the upper floors were designed, with dedicated control thermostats, as well as full small power, lighting and access control.

The project was not without its challenges, but the end result is stunning and the attention to detail is a credit to the whole design and contracting team.
